In the Area
Homes with frontage on parts of Main Street, Franklin Street, Hubinger Street, and Tuscola Road need approval from Frankenmuth's Historic Preservation District Commission before the city issues a building or zoning permit for most exterior work. The Commission meets after a filing, and an application it leaves unanswered for 45 days counts as approved. The ordinance dates from 1984, more than forty years ago. Breaking the district's rules can bring a fine of $50 to $500.

Questions
We offer roof repair, roof replacement, siding, window replacement, deck building, storm damage repair, and siding repair.
The city's Owning a Historic Home page says a new roof in the same material and a window swap that keeps the same opening size do not need approval, while changing to a different roofing material means calling city staff. It says siding replacement with vinyl or cement board may be approved when it is similar in size and features to the original. The historic district chapter also leaves ordinary maintenance and repair alone.
The Construction Codes Group schedule used by the City of Frankenmuth starts at $85 for work up to $1,000, and a project between $1,001 and $10,000 carries an $85 base fee and $7 per $1,000 of construction cost. Extra inspections are $85 each. Plan review, when it is required, is 50 percent of the permit fee.
In the City of Frankenmuth's residential districts, an open deck may extend up to 10 feet into a required front yard or a required rear yard. Required yards vary by residential zoning district, with a rear yard of 50 feet in one district and 35 feet in three others, so your district sets how large a new deck can be.
No, the city says it does not enforce subdivision restrictions, and private rules are often stricter than city ordinances. Owners in a platted subdivision can get the recorded covenants, the written rules for the neighborhood, from the builder, a realtor, the title company, or the Saginaw County Clerk before changing a roof, siding, or windows.
