In the Area
A building permit is required in the City of Fenton for roofing, siding replacement, decks, and window replacement beyond maintenance, and the city's building division issues it. The building permit fee is set by the value of the work, and the city's fee schedule effective March 2020 lists a separate $50 zoning permit for a one- or two-family home. Zoning approval comes first, so a project without it cannot move on to the city's plan review.

Questions
We offer roof repair, roof replacement, siding, window replacement, deck building, storm damage repair, and siding repair.
The city's fee schedule effective March 2020 sets the building permit fee by the value of the work. It is $165 for a project valued between $9,001 and $10,000, $262 for a project valued between $19,001 and $20,000, and $6 per $1,000 of value above $100,000. A zoning permit for a one- or two-family home is a separate $50.
In the City of Fenton, a deck raised 6 inches or more above the ground cannot project into a required side yard, under the zoning ordinance text on the city's site, which is dated 2008, more than ten years ago. It can reach no farther than 8 feet into a required front yard or 15 feet into a required rear yard, which sets how large a new deck can be.
Under the City of Fenton's zoning ordinance, in the text dated 2008, more than ten years ago, decks on lakefront lots must leave a 15-foot open strip of land, called a greenbelt, between the deck and the shoreline. A separate deck or patio of 100 square feet or less is allowed along the shoreline, up to 10 feet long and 6 inches high.
If a storm causes damage worth more than 50 percent of the home's replacement cost, a home that was legal when built but does not meet the City of Fenton's current zoning rules has to be rebuilt to those rules. A repair below that threshold is not touched by the clause, in the ordinance text dated 2008, more than ten years ago.
