Questions
Size, height above the ground, railings, stairs, material, and removal of an old deck all move the price. HomeAdvisor's 2026 guide gives a national average of $8,321, with most projects between $4,339 and $12,653, and Fixr's 2023 guide gives a national average of $14,000. Both are national figures from single guides, not Michigan averages. If the wall the deck attaches to needs work, we also offer new siding and siding repair.
HomeAdvisor's 2026 guide lists a 20 by 20 foot deck at $16,000 to $24,000, and Fixr's 2023 guide lists $6,000 to $22,000. The range is wide because material, height, railings, and stairs change the price per square foot. HomeAdvisor puts composite materials alone at $12 to $22 per square foot, against $2 to $5 per square foot for pressure-treated wood materials, and composite at $25 to $54 per square foot installed.
The main downside of composite decking is cost. HomeAdvisor says composite costs more than pressure-treated wood because it is engineered for durability and low maintenance. Bob Vila's 2024 roundup adds that boards with little texture, or boards worn down over the years, can get slippery. We also offer window replacement if you are updating more than the deck.
Most decks do, since Michigan's residential code exempts only small, low, detached decks from a building permit. The deck has to be 200 square feet or less, no more than 30 inches above the ground, not attached to the house, not within 36 inches of it, and not serving an exit door. The local building official applies the rules. A roof repair or a roof replacement done at the same time can need its own permit.
Footings for a deck attached to the house have to be protected from frost, and Michigan's residential code lists the frost line, how deep the ground can freeze, at 42 inches. Footings that deep cost more than shallow pads, which is one reason deck prices vary. If wind or hail has damaged the house itself, see storm damage repair.
